    24 HOUR TURN TIME
    We only view in the morning what
    we can get typed that same afternoon!

    All of our appraisals are based upon a 24 hour turn around time for orders that are placed by early to mid-afternoon. That gives us time to process the order, pre-comp the owner's estimate of value, set up a file, and assign it to an appraiser the same afternoon. The appraiser then confirms the pre-comps and contacts the homeowner approx. at dinner time to set up the inspection time. We try to "only view in the morning" and "type in the afternoon" and stay on the same day's business. Of course, we can make exceptions to the "only view in the morning" rule, but this will often delay the completion of the appraisal. Secondary and Outer Counties are also exempt from the 24 hour turn time.

    THE PHASED REPORT
    A Realistic Estimated Value is Vital for 24 Hour Turn Time.

    Our Appraisal Reports are completed in 4 Stages.

    PHASE I

    The order is received and the file is set up. This includes pulling a property record card from the tax records of the subject's county and pulling rough sales from the subject's immediate neighborhood to insure that the "Owner's Estimated Value" is obtainable in this area. If the value is not found, the appraisal is stopped and comparables are faxed back to the Lender advising them of the problem. If no problem is found, the "file set up" is completed and assigned to an appraiser the same day. AN INFLATED ESTIMATED VALUE WILL DELAY YOUR REPORT AT THIS POINT - We will report the highest value possible regardless of the estimated value. We are often above the estimated value. Don't "Pump It Up".

    PHASE II

    The appraiser pulls specific comparables as similar as possible to the subject to get an accurate projected value. If the value is low, or in question, the appraiser will stop the report and issue a delay letter to the Lender notifying them of the specific problem. At this point, no charge has been incurred. Again, an inflated value will delay your report. If the value is supported, the appraiser will try to set the appointment for the following morning.

    PHASE III

    The appraiser drives to the subject property and completes the physical inspection including physical measurement of the exterior; photographing the front, street & rear of the subject; final selection of comparables and driving by the comparables for photos. At this point, a decision is made as to the ability of the subject to meet the Owner's Estimated Value. If the result is positive, the appraiser proceeds to PHASE IV and the completion of the report. If the data does not support the Owner's Estimated Value, the report is stopped and the Lender notified of the low value. At this point, a Trip Charge has been incurred. The appraiser will call the lender to determine the status of the appraisal. A delay letter should be issued if direct contact with the lender is not possible.

    PHASE IV

    This phase is the final write-up of the appraisal report. This should be completed during the afternoon following the inspection. The "hard copy" should be mailed or electronically transmitted that same day.
