(Although adjustments are an opinion by the appraiser, reasonable and supportable adjustments are necessary and should not be doubled up. Example – Adjustments for additional bedroom(s) and bathroom(s) and giving adjustments for the square footage as well.

Provides additional assurance that value is acceptable or points out errors in original selections. Comparable selection is vital to accuracy of value opinion, especially in a fast moving market.
