    Wife (assistant, AA01717)and I work together.  We pride ourselves in delivering a complete, well supported value opinions formed iaw State/Fed/user requirements.  In other words we get very few, if any, call backs from underwriters.

    Note: Complimentary Comp Checks are done in strict accordance with USPAP.  An agreement, establishing scope issues, intended use, contacts etc., must be executed between our company and yours prior to the delivery of a "Comp Check Appraisal"; subsequent reports can be ordered relying on the original agreement.  They are done for the "Client" as a single user, with the Intended Use of: "providing a basis on which to make an informed business decision".  They are ordered by telephone and delivered orally by telephone in accordance with USPAP 2-4.  Work files and in house certification of delivery are retained in our files. Comp Check Appraisals do not guarantee a value on other appraisals with a different scope of work.  They are a desk view of a boots on the ground report.

    They are not done for the purpose of "shopping appraisers". They are done as a customer service with the expressed purpose of attracting business to our company. Although it takes from one half to two hours to properly complete a comp check appraisal, the overall effect is to reduce turn time if an upgraded "Intended Use" appraisal report is subsequently ordered.

    Comp Check Appraisals are done complimentary for lenders.  All fees for other appraisal services are collected up front at the door from the applicant.
