Our coverage area includes the entire "Gateway to Yosemite area", including the counties of Fresno, Merced, Madera, Mariposa, Stanislaus, and San Joaquin. Our company is dedicated to provide quality appraisal service that is in compliance with the Home Valuation Code of Conduct, to be effective Jan. 1 2009.
We are not a typical appraisal management company. We are owned and operated by Michael Duda, a Certified Residential Appraiser #AR031536; and orders are processed directly by an appraiser. When your order is received, preliminary research of the subject and possible comparable sales is completed (by an appraiser) to gain a better understanding of the complexity of the assignment. The results of this research are communicated to you, the client, before assigning or scheduling the appraisal. This process can often discover valuable information pre-appraisal and save you or the borrower time and money. When the preliminary research is completed and communicated, we will proceed with assigning and scheduling the appraisal (with the confirmed approval of the client). Your appraisal is then assigned to the most competent appraiser with regards to location, report type, and complexity. In addition, ordering your appraisal through the Zip Appraisal Website offers HVCC compliance, by having a third (intermidiate) party assign your appraisal.
